Seasonal Home Maintenance Schedule

We are currently gearing up for summer and with another season upon us comes the need to complete a few items on our Seasonal Home Maintenance Schedule. With longer days ahead of us, it is a great time to start thinking about those tasks that just don’t get tackled during the regular routine – most commonly placed on the “Spring Cleaning List.”

Luckily, with our Weekly Cleaning Schedule, we should be on par with our cleaning tasks. However, there are several additional items that need to be checked, cleaned, and maintained periodically throughout the home that don’t always make it to the weekly list. These items are dedicated for our Friday, “Swing Day.”

Below is our seasonal home maintenance schedule. It is divided per season, with some tasks performed monthly, quarterly, bi-annually, or just once a year. The hope is that between the weekly cleaning schedule and the seasonal home maintenance schedule, our house (and yours) will be well maintained throughout the year without having to play catchup in the spring and fall.

If you live outside of the south or in an area that receives exceptionally cold or snowy weather, you may want to trade some of the fall and winter items. Living along the coast, we usually don’t experience freezing weather until December (or later), so we don’t have to winterize until later in the season.

This is the second part of our Home Management Binder. Feel free to print this out with our weekly cleaning schedule to make as your own or simply use the list as inspiration for your personal home management plan. Either way, we are here to encourage each other to keep our homes in order and avoid any mishaps through regular maintenance.




What is a Home Management Binder?

This seasonal home maintenance template is one piece of many that will be re-introduced over the next few months as an addition to our Home Management Binder. But what exactly is a home management binder? If you are not familiar with this term, a home management binder is a physical binder that contains lists and documents that assist with running your home efficiently.

Although I emphasized physical here, a home management binder doesn’t have to be something you hold in your hand (but that is our preferred method). You can save these templates to a folder on your computer or smartphone and reference back to them as needed.

The first section of our FREE home management binder is our weekly cleaning schedule. While most people know that certain duties need to take place periodically to keep a clean home, other tasks get swept under the rug. This schedule will, at the very least, show what needs to be completed be it weekly, monthly, or seasonally.

For reference, while I realize there are official dates for when the seasons start, we typically follow March, April, and May for spring, June, July, and August for summer, September, October, November for fall, and December, January and February for winter. So, once March starts, we are working on our spring maintenance work. For summer, we begin in June, and so on.

Seasonal Home Maintenance Schedule Example

Monthly Maintenance Schedule

There are a few items that are best taken care of monthly throughout the year. These items include:

Inspect / change air filters
Inspect fire extinguisher for pressure and wear
Test smoke detectors
Rotate / flip mattresses and cushions

Spring Home Maintenance Schedule

Wash outside of windows
Repair / replace window screens
Clean gutters
Inspect roof for damage or leaks
Pressure wash house / driveway
Have air conditioner serviced
Touch up peeling / damaged paint
Clear dead plants from landscape
Trim trees near power lines
Fertilize lawn
Prune trees and shrubs

Summer Home Maintenance Schedule –

Clean and repair deck / patio
Spray for ants, insects, and wasps
Clean range hood filter
Clean grill and patio furniture
Test garage door auto-reverse
Flush out interior drains
Pour bleach or vinegar in air conditioning drain line
Drain or flush water heater
Dust refrigerator coils (*unplug the refrigerator first)
Clean refrigerator drip pan




Fall Home Maintenance Schedule –

Get chimney cleaned
Clean out fireplace
Clean garage
Clean gutters
Prepare for hurricanes / storms
Rake leaves / reseal driveway cracks
Test water heater pressure
Clean dryer vent and lint hose
Caulk leaks in windows / doors / bathrooms

Winter Home Maintenance Schedule –

Winterize air conditioning system
Winterize sprinkler system
Inspect plumbing for leaks
Flush outdoor faucets / store hoses
Dust refrigerator coils (*unplug the refrigerator first)
Check all locks / deadbolts
Pour bleach or vinegar in air conditioning drain line
Tighten handles / knobs
Check and repair grout
Clean range hood filter
